Your offer was accepted — congratulations. This is one of the most exciting moments of the entire process. It's also the moment when staying organized and informed becomes absolutely critical.

Between an accepted offer and closing day, you'll navigate inspection, appraisal, underwriting, title work, and final approval. Each step has its own timeline, decision points, and potential complications. Most of these are solvable — if you know what to expect.

The buyers who close smoothly are the ones who respond quickly to requests, avoid financial changes, and stay in close communication with their agent and loan officer. This is not the time to coast — it's the time to finish strong.

    Earnest money is deposited

    Typically 1–2% of purchase price, deposited within 1–3 days of acceptance. It shows the seller you're serious and is applied toward your closing costs.

    Home inspection is scheduled (days 5–10)

    Your inspector examines the physical condition of the home. You'll receive a detailed report and have the opportunity to negotiate repairs or credits.

    Loan application goes to underwriting

    Appraisal is ordered

    Furniture, appliances, a car — anything that adds debt or depletes savings can cause your loan to be denied at the last minute. Wait until after closing.

  • Opening or closing credit accounts

  • Changing jobs or income

    Even a lateral move or promotion can stall underwriting. Tell your loan officer immediately if anything changes — don't try to hide it.

  • Missing document request deadlines

    Underwriting delays are almost always caused by slow document responses. Respond to every request the same day you receive it.

  • Skipping or rushing the inspection
