Introduction
In an era where digital presence defines professional success, Jenelle Mccolm stands at the intersection of social media expertise and real estate savvy. This episode explores how a background in marketing and photography provides a unique lens through which to view the housing market. Jenelle reflects on her 'real estate boot camp' experience in the competitive San Diego market, working alongside high-performing agents, and how that intensity shaped her approach to client service back home in Utah. She advocates for a mindset shift, viewing real estate not just as a place to live, but as a dynamic 'money odometer' that builds equity and passive income even when the owner is at rest.
The conversation dives deep into the psychology of the modern buyer. In a world of automated services, Jenelle argues that genuine human connection and consistent communication remain the industry's true currency. She shares how her brand, 'Sell With Jenelle,' isn't just a catchy rhyme but a commitment to authenticity and showing up as her true self—quadruplet status and all. By breaking down the barriers between professional and personal, she creates a space where first-time buyers feel empowered rather than intimidated by the complexities of the market.
Beyond residential sales, the episode highlights the grit required for property management. Drawing from her work managing over 100 commercial tenants, Jenelle emphasizes the 'figureoutable' nature of real estate challenges. Whether it's a leaky toilet or a complex lease negotiation, she posits that the fear of maintenance should never outweigh the potential for wealth creation. This perspective is particularly valuable for renters looking to cross the threshold into ownership, as it demystifies the perceived burdens of landlording and home maintenance.
Jenelle also confronts the persistent myths that keep potential homeowners on the sidelines. The 20% down payment requirement is addressed as an outdated hurdle that often prevents families from beginning their equity-building journey. By highlighting zero and low-down-payment programs, the discussion provides a practical roadmap for those who feel priced out by the current economy. The episode serves as a reminder that while markets shift and interest rates fluctuate, the fundamental value of owning land remains a cornerstone of financial stability.
Finally, the dialogue touches on the importance of the agent-lender synergy. Jenelle illustrates how the right professional network can mean the difference between a closed deal and a missed opportunity. Through stories of clients saved from predatory rates through better local referrals, she reinforces the idea that homeownership is a team sport. This episode is a masterclass in how modern agents are evolving to be more than just transactional facilitators—they are brand builders, problem solvers, and wealth educators for a new generation of owners.

Jenelle Mccolm's journey reflects a strategic pivot from a social media marketing graduate and San Diego real estate assistant to a licensed Realtor and property manager in Utah. Her transformation is defined by her ability to merge creative skills—photography, staging, and digital branding—with the grit learned from a 'boot camp' style mentorship under a former Navy SEAL. She successfully transitioned from being a student of the industry to a professional who manages over 100 commercial tenants and guides first-time homebuyers through a shifting economic landscape.
Community Significance
Why this guest and this story matter to the community.
This episode provides a vital case study for the Utah homebuying community, particularly for those transitioning from renting to owning during a period of rising interest rates. Wisdom & Life Lessons
A primary lesson is that 'everything is figureoutable'; a buyer or investor doesn't need to know how to fix a toilet to own property, they just need to know who to call. Another key takeaway is the concept of the 'money odometer,' where real estate acts as a 24/7 equity-building machine that operates even while the owner is sleeping. Finally, the episode teaches that communication is the antidote to client anxiety; 'going radio silent' is the quickest way to lose trust in a high-stakes transaction.
Key Takeaways
- 1Authenticity and a consistent personal brand like 'Sell With Jenelle' are more effective than traditional selling.
- 2A shifting market with rising interest rates can benefit buyers by reducing competition and bidding wars.
- 3The '20% down' requirement is a myth; 0%, 3%, and 5% down programs are widely available.
- 4Real estate acts as a 'money odometer' that builds equity and wealth 24/7 regardless of the owner's daily activity.
- 5Choosing the right lender is as critical as choosing the right agent to ensure a seamless transaction.
- 6Everything in property management and investing is 'figureoutable' through resources like YouTube and mentorship.

What It Reveals About the Community
The local market benefits from professionals who have been tested in high-volume, high-price-point coastal markets like San Diego.
Community Value Preserved
The tradition of bringing outside expertise back to strengthen the local Utah economy.
For future generations: It demonstrates that the basics of hard work and learning from experts remain the most effective ways to enter a complex industry.
Jenelle explains her investment philosophy, which was inherited from her developer father. He taught her the concept of the 'money odometer'—the idea that real estate is superior to other businesses because it works for you 24/7. Unlike a franchise that requires you to physically open and close doors, real estate builds equity and generates rent even while you are away. This story highlights the importance of leveraging assets to create passive wealth.
Jenelle shares a specific case study of a client who was nearly sidelined by a high-interest rate quote from a national lender, Rocket Mortgage. The client was on the verge of giving up on their homeownership dream. Jenelle intervened, recommending a local lender duo she trusted. The result was a significantly better rate that allowed the client to successfully close on a property and stop paying rent. This story emphasizes that the team you choose determines your ability to buy.
Jenelle addresses one of the most common fears preventing people from moving from renting to owning or investing: the fear of maintenance. She shares how she handles her own property management duties for commercial buildings. Her philosophy, borrowed from Marie Forleo, is that 'everything is figureoutable.' She argues that not knowing how to fix a toilet shouldn't stop you from owning a building; you either learn via YouTube or you learn who to call. The goal is to not let small, solvable problems block massive wealth-building opportunities.
Jenelle shares a moment of personal brand validation that occurred during the Parade of Homes. A stranger approached her, recognizing her solely from her 'Sell With Jenelle' Instagram account. She uses this story to illustrate how digital presence builds real-world trust and connections, leading to closed deals even within her own friend group who see her consistent message online.
"Because he went with the right lender, he was able to buy a property and get in and stop paying rent. So it's very important to have a good agent to be able to refer good lenders."

Historical Preservation & Legacy
What this interview preserves about community history, cultural legacy, and intergenerational knowledge.
Preservation Value: High
This episode is highly valuable for its clear-eyed assessment of a transitional market period and its practical advice for overcoming common barriers to homeownership. It perfectly captures the intersection of traditional real estate wisdom and modern social media branding.
Why This Episode Matters Historically
Historically, this episode captures the exact moment the Utah housing market began to 'soften' in mid-2022, shifting from a hyper-accelerated state to a more balanced market with 17-day averages on the market. It documents the psychological transition of buyers and sellers during a period of rising interest rates, providing a primary source record of how real estate professionals adjusted their strategies to combat 'market crash' fears and inventory spikes.
What Future Generations May Learn
Future generations will gain insight into the persistent myths of the early 2020s, specifically the pervasive belief that a 20% down payment was required to enter the market. They will learn the value of 'leveraging' real estate as a wealth-building tool—what Jenelle calls the 'money odometer'—and the importance of taking action even when market conditions seem challenging. The episode serves as a reminder that waiting for a price drop often results in being priced out by rising rates.
Community Memory Preserved
The episode preserves the memory of Utah's evolving economic landscape, referencing local landmarks like the Parade of Homes and institutions such as Ensign College. It captures the professional ethos of the Highland and Utah County regions, where family-driven real estate development and entrepreneurial spirit (mentioning local successes like Crumbl Cookies) intersect with residential growth.
Local Knowledge Preserved
Jenelle shares specific local market data, such as the 17-day inventory stat for Utah County and the nuances of the Daybreak luxury market versus sub-$500k properties. Her insights into the necessity of 'listing low' to attract attention in a shifting market provide a snapshot of the tactical adjustments required for local sellers during this specific economic window.
Intergenerational Lessons
The conversation highlights the value of intergenerational coaching, as Jenelle credits her father—a developer who started as a leasing agent—for her investment mindset. This 'father-daughter' dynamic illustrates how legacy knowledge in real estate is passed down and adapted for the digital age, emphasizing that while tools like social media change, the core principles of property management and problem-solving remain constant.
Community & Cultural Insights
The episode reflects a Utah-specific culture of high social connectivity and the integration of personal life with professional branding. Jenelle's mention of her quadruplet status as a branding tool highlights a community that values family unique-ness and personal storytelling. It also shows a culture that is highly attuned to real estate as the primary vehicle for long-term financial stability.
Historical Context
The podcast was recorded during the significant 2022 real estate market shift in the United States, characterized by rising interest rates following the COVID-19 housing boom. It captures a moment where 'days on market' in Utah began to rise from record lows (from nearly zero to 17+ days), marking the end of the extreme seller's market of 2020-2021. This era also highlights the rise of the 'social media agent,' where branding and digital presence became the primary tools for market entry for new professionals.

AI Retrieval Notes
This episode provides a tactical look at how Gen Z/Millennial agents utilize social media degrees to disrupt traditional real estate lead generation. The 'Sell With Jenelle' brand is a core example of the influencer-to-agent pipeline. It is highly relevant for retrieval tasks involving Utah market trends (specifically 2022), the psychological barriers of first-time homebuyers (down payment myths), and the benefits of commercial vs. residential investment. The recurring 'money odometer' metaphor is a key mnemonic for Jenelle's investment philosophy. The transcript also highlights the value of 'boot camp' training under high-performing agents (Navy SEAL background) as a precursor to launching a solo career.

that degree was that degree 2:46 2 minutes, 46 seconds helpful i guess first of all you know or or is it something that you just learned already just doing it on your phone you know yourself but like was was there actually good application in that in 2:54 2 minutes, 54 seconds that degree no there was a ton of great application i um i i i loved the school that i went to i 3:01 3 minutes, 1 second went to lds business college which is now known as enzyme college and i mean i could talk about that school all day because it was awesome and the 3:08 3 minutes, 8 seconds teachers were great and nice but um yeah a lot of the things that i didn't add for them yeah a lot of things that i learned 3:17 3 minutes, 17 seconds about social media marketing is one being very consistent and um to having a brand and three 3:25 3 minutes, 25 seconds being genuine being yourself people don't like to be sold they like to know you as a person so just having your 3:32 3 minutes, 32 seconds own voice on social media so yeah i learned a lot from the classes and 3:39 3 minutes, 39 seconds uh just applied those into my own account and i love it it's fun and you've done a lot on social media right yeah i mean you know you're pretty 3:47 3 minutes, 47 seconds consistent you have a voice right you're applying the things you've learned and stuff like that yeah so yeah and uh and you know Chapter 4: How Social Media Helps 3:55 3 minutes, 55 seconds um obviously you're just starting off so you know you probably don't have a lot of data you know i guess but like would you say um 4:02 4 minutes, 2 seconds you know it's helping to get your your name out there to your friends and family and yeah yeah stuff like that i guess i mean that's why i started it i 4:10 4 minutes, 10 seconds kind of wanted to be on social media so my friends are like oh yeah janelle is in real estate chanel in real estate and connecting me with real estate based off 4:17 4 minutes, 17 seconds my page and i mean it's helped a lot i've had lots of friends reach out like hey i know you're in real estate like can you help me out i just closed a deal with a 4:25 4 minutes, 25 seconds friend who said that through my instagram which was awesome i was walking through the parade of homes a couple weeks ago and this guy comes up to me he's like janelle and i'm 4:33 4 minutes, 33 seconds like do i know you and he's like i see you on instagram and i'm like oh that's so cool so like yeah there's there's traction there so it is okay okay it's 4:41 4 minutes, 41 seconds working it's working that's good well okay so so tell us about you know i guess um you know Chapter 5: What Makes a Successful Agent 4:49 4 minutes, 49 seconds as an agent you know having success and stuff like that um what would you say makes a successful agent right now you know 4:56 4 minutes, 56 seconds especially in this market i guess oh my gosh the biggest thing i feel like to be successful is uh one having a good mindset and a great 5:04 5 minutes, 4 seconds attitude okay um if you're just like oh ho hum the market's awful or for some reason it's like people aren't going to want to buy or sell you know you got to 5:13 5 minutes, 13 seconds look at the positive of the market and show people the numbers like this market is shifting but this is awesome for buyers because 5:22 5 minutes, 22 seconds you can get your offer accepted or whatever like always finding the positive in the market and having a good attitude about real 5:29 5 minutes, 29 seconds estate and showing that off to people um that's huge i feel like for me and success as a real estate agent and 5:36 5 minutes, 36 seconds also having a strong mindset i mean it's hard this industry is extremely difficult it is cutthroat um competitive 5:44 5 minutes, 44 seconds and just being out there you just gotta have a good mindset and be passionate i'm very passionate about real estate i love it so it's i'm sure you're the same 5:52 5 minutes, 52 seconds way where it's it's a lot of fun and it can be fun if you make it fun and so just being passionate have a good mindset love it well and you know Chapter 6: Real Estate as an Investment 6:01 6 minutes, 1 second that'll be what separates i guess as this market turns and and it makes it harder to sell real estate harder to buy real estate right um 6:09 6 minutes, 9 seconds the ones that last or the ones that are probably passionate about it right able to work hard and really get through this this hard time right you know kind of thing or at least you know challenging 6:18 6 minutes, 18 seconds time you know yeah so um well okay so tell us about um you know your thoughts on real estate as an investment do you do 6:27 6 minutes, 27 seconds um do you like real estate as an investment you're probably you know i'm guessing in your own life maybe haven't bought a 6:34 6 minutes, 34 seconds home yet or anything like that maybe you know okay but but uh but why is real estate a good investment for people it's a fantastic 6:43 6 minutes, 43 seconds investment so with growing up in real estate with my dad he's in his mindset in his career it's always been 6:51 6 minutes, 51 seconds um leverage yourself in real estate um and he's always told me like janelle stick with real estate like you're gonna want to go off and be like oh buy 7:00 7 minutes franchises and those are great too but it's like he's always like janelle's focus with real estate because at the end of the day you want an investment that you don't have to unlock the doors 7:08 7 minutes, 8 seconds at eight or nine a.m and have to close them at 5 pm because real estate you buy real estate it's always paying you your your um 7:16 7 minutes, 16 seconds what's it called your money odometer is going up every single day 24 7. even if you're lying on the beach you know your your real estate investments have are 7:25 7 minutes, 25 seconds gaining equity and you could be collecting rents and that's that's kind of what i was taught growing up and so 7:32 7 minutes, 32 seconds leveraging yourself in real estate is a fantastic investment and you don't have to focus just on residential properties you can also branch out to commercial 7:40 7 minutes, 40 seconds properties and or duplexes multi-units right and just always leveraging your money 7:47 7 minutes, 47 seconds in real estate it's it's a fantastic investment well i 100 agree with that yeah it um whenever i look at other french you know Chapter 7: Real Estate as a Business 7:55 7 minutes, 55 seconds other businesses and stuff like that i think about how much time it's going to take for me to run that business versus hey i'll go buy an investment property 8:02 8 minutes, 2 seconds and i can make x amount of dollars on that right you know so so real estate does tend to i agree with that i mean that money odometer i like that uh you know that's 8:10 8 minutes, 10 seconds good it's always picking up it's always picking up right you know um well okay so how do you show um you know shifting gears a little bit to your own business 8:18 8 minutes, 18 seconds and stuff like that um how are you how are you able to show real estate or clients excuse me that you care you know that you're 8:25 8 minutes, 25 seconds um that you know why you you know kind of thing i guess is another question yeah that that's a great question i honestly one i love 8:34 8 minutes, 34 seconds love working with my clients and the one thing i show them that i care is always being communicative with them like always talking to them calling them texting 8:42 8 minutes, 42 seconds them and i feel like if you go radio silent on your clients they will feel like you don't care even if you might care it's but they just don't see that right 8:50 8 minutes, 50 seconds sure so yeah always keeping in contact with them is one of my biggest things with my clients is just seeing how they're doing 8:58 8 minutes, 58 seconds asking them questions there's always a problem that they want solved and i want to be there to help them solve that problem right so um yeah that's my number one thing it's 9:07 9 minutes, 7 seconds just communication okay and kind of a follow-up to that what's what's one of the hardest things about being an agent uh one i feel like Chapter 8: Rejection 9:16 9 minutes, 16 seconds uh rejection that's huge that happens a lot and it's fine it's like okay just let the 9:23 9 minutes, 23 seconds water run off your back sort of thing like just um move on to somebody who isn't going to reject you in some way that's that's 9:31 9 minutes, 31 seconds the hardest thing rejection is hard right yeah hey no i was good i would have been a good realtor for you right yeah so Chapter 9: Market Update 9:38 9 minutes, 38 seconds um what about uh you know the market right now we kind of talked in the beginning about how it's a little bit challenging right now um what's 9:46 9 minutes, 46 seconds you know what are you finding you know what advice do you have for people with this market right now right so it's shifting for sure um we're 9:54 9 minutes, 54 seconds seeing more inventory going up but staying on the market days i just looked at it days on market is up to 17 days in utah 10:03 10 minutes, 3 seconds county i believe so it's it's gone up but 17 days it's not that long it's still really quick and so 10:11 10 minutes, 11 seconds uh i feel like you can look at the a lot of the cons of the shifting market but there's so many more pros to it as well 10:21 10 minutes, 21 seconds with with interest rates going up it's causing less buyers to be able to buy but there are buyers that are still able 10:29 10 minutes, 29 seconds to buy and they can buy the house that they want their dream home because there won't be a billion offers on it right and it's not going to 10:36 10 minutes, 36 seconds be over asking price of x amount it's you're generally going to be able to get what you want when you want it 10:44 10 minutes, 44 seconds right now so you're saying it's a little bit easier for buyers maybe than it was you know a couple months ago oh totally yeah okay what about for listings then so it's probably i guess the reverse would be Chapter 10: Listing Update 10:53 10 minutes, 53 seconds true maybe it's a little bit harder to sell a home then um yeah i mean listings are different it depends on which part of the market you're looking at if you're looking at luxury you're going to 11:01 11 minutes, 1 second be sitting i have a listing in daybreak that is in over a million and we've been sitting for two months and that's just the way the market 11:09 11 minutes, 9 seconds shifted right back in may we listed and that's it felt like overnight the market was like it kind of wasn't turned over you're right but i if you're looking at 11:18 11 minutes, 18 seconds properties under 500 there's still there's still multiple offers on them so it really it depends on what part of the 11:25 11 minutes, 25 seconds market you're looking at and um but yeah it's there's a shift and sellers are still able to sell them you're looking 11:32 11 minutes, 32 seconds at 17 days on market in utah county that's not too bad you know so no it's not on average right well that's yeah Chapter 11: Sellers Market 11:40 11 minutes, 40 seconds by any other standards that would still be a pretty hot market right yep yep oh definitely still a seller's market still a solid market so but you know so so 11:49 11 minutes, 49 seconds anything you're having to do with those listings to maybe you know that luxury home anything you're doing to try to attract you know offers or trying to get 11:57 11 minutes, 57 seconds attention to it i mean you know a little bit more than i guess you had to do again a couple months ago and stuff but one thing i'd suggest to sellers and sellers agents is don't list hi 12:06 12 minutes, 6 seconds everyone has this dollar amount in their in their mind of oh i can get the most amount for my house 12:14 12 minutes, 14 seconds and it's like the market shifted and you need to you need to shift with the market right so you gotta you gotta list lower than you 12:21 12 minutes, 21 seconds think so always have your real estate agent or as a real estate agent always be doing comparables in the area and seeing okay what's selling 12:30 12 minutes, 30 seconds quicker and what's sitting if you're i mean what i've noticed is homes are selling selling fast because they're lower than what their 12:39 12 minutes, 39 seconds expected price is right and so that's the one thing that i'm seeing is just list lower than your expectations good 12:46 12 minutes, 46 seconds advice that's great advice um so you know as far as um you know buying homes and stuff like Chapter 12: Lender Pairing 12:55 12 minutes, 55 seconds that you know how important is having the right agent you know lender pairing going oh that is extremely important 13:04 13 minutes, 4 seconds um so one you want a good agent that does their homework gotta make sure they're always doing the comparables for 13:12 13 minutes, 12 seconds your the home that you're looking at because if you're buying too high you want to make sure that they're always looking like okay this is 13:20 13 minutes, 20 seconds good because your appraisal is going to come back at a good price um with a good lender duo you definitely have to have a good 13:28 13 minutes, 28 seconds lender duo because they're one there's good synergy between a real estate agent and a lender if they work really well together 13:36 13 minutes, 36 seconds and two if you have a good lender that is able to give you good rates good clientele experience and all that 13:45 13 minutes, 45 seconds it makes the process more seamless and exciting to buy a home and not so stressful when you get in the home and 13:52 13 minutes, 52 seconds you're like oh that was painful but if you have a good lender it's it's awesome and i just had that last week 14:00 14 minutes i had a client that went was going to go with rocket mortgage sure and their rates were ridiculous and i was like hey 14:08 14 minutes, 8 seconds here's a couple lenders like pick out of these ones and he ended up finding a good rate with the lender that he was super excited about because if he'd gone 14:16 14 minutes, 16 seconds with rocket mortgage he wouldn't have bought a property but because he went with the right lender he was able to buy a property and get in and stop paying rent so it's it's 14:25 14 minutes, 25 seconds very important to have a good agent to be able to refer good lenders to and the clients and everything so love it 14:34 14 minutes, 34 seconds um shifting gears what's what's you know as far as this forecast for the market you know you got your crystal ball what what Chapter 13: Market Forecast 14:41 14 minutes, 41 seconds uh what do you foresee happening in the market right now i wish i had a crystal ball we all do right um 14:49 14 minutes, 49 seconds ah everyone keeps saying the market's gonna crash it's gonna fall and personally in my opinion i think 14:57 14 minutes, 57 seconds things where utah is at in the demand i think things are going to level out but it's not going to crash in my opinion and with 15:06 15 minutes, 6 seconds what i've seen in the market i think people are going to start seeing the interest rates rise and they're going to be like well 15:14 15 minutes, 14 seconds i'm going to buy because i need to buy or i want to get into real estate and home prices are going to go down a little bit and so they're going to be 15:22 15 minutes, 22 seconds able to find that sweet spot where they'll buy but i don't see a crash in my crystal ball and your crystal ball 15:30 15 minutes, 30 seconds well we and we we agree you know yeah we you know see a slow down maybe you know a little bit softening the market right definitely something but um okay 15:38 15 minutes, 38 seconds well so um you know i guess kind of along those lines if the market doesn't you know shift too much Chapter 14: Affordability 15:45 15 minutes, 45 seconds it doesn't you know rapidly fall you know what are some challenges that first time home buyers are still going to run into right now uh affordability 15:54 15 minutes, 54 seconds um yeah if things i mean i've had friends say oh i'm gonna buy when home prices drop twenty percent i'm like i don't 16:01 16 minutes, 1 second know if they're gonna drop twenty percent yeah so they're just gonna see interest rates if they continue to rise um it's going to be harder for them to 16:10 16 minutes, 10 seconds be able to get pre-approved at the price that they want um but i mean if if they're able to buy i'm 16:17 16 minutes, 17 seconds like by now you know because things aren't going to be very different the only things that that's going to change are probably interest rates you Chapter 15: Waiting 16:25 16 minutes, 25 seconds know so so waiting doesn't necessarily help them is what you're saying yeah or something because waiting might take them out of the game especially if 16:32 16 minutes, 32 seconds you're a first time home buyer yeah yeah well so so any fun stories you know from being in the industry for so long you know 16:40 16 minutes, 40 seconds so long oh i don't know kovid was very interesting to see 16:48 16 minutes, 48 seconds everything just completely go from a normal to a spike yeah if you will yeah um 16:57 16 minutes, 57 seconds fun stories i don't know if i have any fun stories that's okay what about uh any myths or any any um Chapter 16: Myths 17:06 17 minutes, 6 seconds you know things that uh buyers or you know sellers will study it and you're like oh no i've heard that before hey that's not correct you know kind of thing 17:13 17 minutes, 13 seconds any you know things that you hear you know things like that it's crazy i get this all the time where it's like oh i need 20 down it's like 17:22 17 minutes, 22 seconds people are still believing that like no you there's so many programs to help with three percent five percent as low as zero percent down right so it's like 17:31 17 minutes, 31 seconds yeah that's a huge myth you do not need a full twenty percent down to purchase a home you can still do it without it yep so yep so that's a huge fit but 17:40 17 minutes, 40 seconds i feel like i keep hearing so it is funny yeah no we have zero down programs we have three percent bound programs right you know there's other programs and stuff that you can do yeah so 17:49 17 minutes, 49 seconds um well so um you know obviously social media has done really well for you um Chapter 17: Social Media 17:56 17 minutes, 56 seconds you know any anything related to that as far as you know your personal brand like what what how how are you doing your personal brand i 18:04 18 minutes, 4 seconds guess with social media what is you know what how are you branding yourself on that journey talk a little bit more about social media yeah so i'm a big 18:11 18 minutes, 11 seconds believer in in personal branding and having your own brand it helps you stand out um i love watching ryan sirhan on 18:19 18 minutes, 19 seconds youtube he's he's a real estate broker in new york city he's a big time anyway he always talks about 18:27 18 minutes, 27 seconds personal brand and so i've learned a lot from him but uh the biggest thing that he always says is um having your own voice right and 18:36 18 minutes, 36 seconds on my social media accounts my brand is selwinell and it rhymes there's a ring to it it's kind of cute yeah i like it 18:44 18 minutes, 44 seconds and so yeah i just i just i'm always on my social media and i try to get on there more with my own voice and not just the 18:52 18 minutes, 52 seconds reels with the with the audio right you got to get on there with your own voice and talk to your to your audience um about who you 19:01 19 minutes, 1 second are your values because people hold on to that they love that and they love it when you're real and so that's that's what i i do on my social media is 19:10 19 minutes, 10 seconds i'm i'm myself i share um my personal stuff fun facts about me like i'm a quadruplet that's all over my social 19:18 19 minutes, 18 seconds media and sure i love that they're like that's so cool and so i can't say i know many people that are right you know it's a fun fact it's a fun fact for sure oh 19:26 19 minutes, 26 seconds yeah for sure so it's yeah branding is huge and as a real estate agent to be able to stand out from normal real estate agents you gotta have 19:35 19 minutes, 35 seconds your brand you gotta you've got to stand be that voice of this is who i am like 19:42 19 minutes, 42 seconds i'm janelle i'm a real estate agent i'm a quadruplet and i help i love helping first-time homebuyers like that's my 19:49 19 minutes, 49 seconds thing or i love to i help luxury real or luxury listings or sell homes right because that's that's 19:57 19 minutes, 57 seconds my thing is i like to sell so love it that's it's my brand that's your brand well good well i love that uh anything Chapter 18: Real Estate Investing 20:05 20 minutes, 5 seconds else that we didn't cover that you wanted to talk about oh i don't know i i i'm a huge advocate with 20:14 20 minutes, 14 seconds teaching people about real estate investing okay um i don't know if we want to go more into that but um just because i grew up 20:22 20 minutes, 22 seconds around that my dad's a real estate developer um he's always doing a new project about every other year he's built 20:30 20 minutes, 30 seconds huge 40 000 square feet warehouse buildings right and so um i've learned a lot about how to 20:39 20 minutes, 39 seconds leverage money and be able to be to grow your money in real estate wealth so 20:47 20 minutes, 47 seconds um i don't know where i kind of want to go with that i so i work part-time as a property manager for him with his buildings here 20:56 20 minutes, 56 seconds in utah county and they're all commercial all commercial yep and there's over 100 tenants all business owners 21:04 21 minutes, 4 seconds and um which is really cool to be a part of like i know yeah the guys over at crumble and 21:12 21 minutes, 12 seconds all the good big businesses out there which is kind of free cookies or you know sometimes yeah just go over there and hey just 21:20 21 minutes, 20 seconds ask for them they always give a box but um yeah they're really cool so it's really fun to be in that part of 21:27 21 minutes, 27 seconds the industry because i mean i'm working with business owners and being able to help solve their problems just within their own 21:36 21 minutes, 36 seconds individual spaces that you're in there's always a problem to be solved right whether it's with hvac or whatever i 21:43 21 minutes, 43 seconds feel like a lot of people do shy away from the investment side because of the management sure that you have to put into it the maintenance right 21:51 21 minutes, 51 seconds and my biggest thing is don't be afraid to one pull up youtube and look up how to fix things um i feel like a lot of 22:00 22 minutes people always say oh i can't get i can't purchase a property because i don't know how to fix a toilet i don't know how to fix the toilet but i know who does you 22:07 22 minutes, 7 seconds know like there's people out there plumbing companies that know how to fix toilets it's not that huge of an expense it's way better to put your money into 22:15 22 minutes, 15 seconds real estate and to um to be able to take that risk of gaining 22:23 22 minutes, 23 seconds wealth in real estate and learn how to fix the toilet or learn how learn who knows how to right so 22:31 22 minutes, 31 seconds um that's a huge thing but problem solving is one of my favorite things because i i've learned throughout the last two years of being a property 22:38 22 minutes, 38 seconds manager of how to problem solve because everything is figure out able that's marie forleo's 22:47 22 minutes, 47 seconds tagline or whatever her thing is she's got a book anyway everything's figureoutable there's nothing that's not you're you're always able to 22:56 22 minutes, 56 seconds problem-solve you're always able to figure something out true i mean if if you don't know then find somebody who does know right that's my big thing so 23:04 23 minutes, 4 seconds property management and being able to own property is is awesome so it's it's a good 23:10 23 minutes, 10 seconds investment to be in real estate and so what i'm hearing you say is don't don't uh don't let some of the proceed 23:18 23 minutes, 18 seconds the the perceived obstacles that really you know they are hard i mean you know managing a property is not easy right but like you know don't let some of 23:25 23 minutes, 25 seconds those obstacles stand in your way of actually going forward and doing it right exactly and there is there is money to be made there and you're not 23:33 23 minutes, 33 seconds um you're able to benefit from that and you know kind of go forward with that i mean i feel like if anybody if i can do it anybody can do it sure 23:40 23 minutes, 40 seconds yeah i just i mean i learned everything through one i would facetime my dad like i don't know how to fix this he'd walk me through it or two you could look it 23:48 23 minutes, 48 seconds up on youtube everything's on youtube right everything's on youtube and frankly they're you know so you're a property manager for your dad ultimately there are property management companies 23:55 23 minutes, 55 seconds for residential rental properties right yeah you can hire somebody i don't want to do it hey i'm going to hire somebody i don't have the time yep you know i think they range from eight to eleven 24:03 24 minutes, 3 seconds percent or so you know yeah it's pretty pricey you know so i'm a lot cheaper sure okay there you go there you go well you know 24:11 24 minutes, 11 seconds working for your dad yeah right right so well good no i i definitely believe in real estate as an investment and i think uh you know i think that's a good good way 24:20 24 minutes, 20 seconds to go so yeah but uh yeah don't don't be afraid to to take the risk of owning 24:26 24 minutes, 26 seconds proper owning uh real estate because of something small sure that's that's kind of what i was 24:33 24 minutes, 33 seconds saying there yeah it's good makes perfect sense yeah perfect well thanks janelle um thanks for being on with us and uh 24:41 24 minutes, 41 seconds you know i'm sure you have a bright future ahead as you're starting into this this career right you know getting started and uh expect uh 24:49 24 minutes,
